You are a real estate broker, builder or land buyer, and a client asks: what is being proposed around this area? P&Z Radar helps you investigate planning and zoning records in the places it covers. Let’s use Plano as an example. We’ll find a case, inspect what the record says, and identify the questions worth taking back to the city or your client.

First, check coverage. A city name alone is not enough: look at the source status and when its portal was read. This tells you where to start and where gaps may remain. P&Z Radar works from captured public documents, so the timing and detail depend on the city’s records. Once you know your market is represented, you can make the search much more specific.

On Projects, choose Plano. The table gives you case identifiers, locations, types and available details. You can use the other filters to focus your research further. Notice the label: this public page is a historical archive, not the full stream of upcoming cases. It is useful for seeing the kind of information available and understanding activity already on file before you decide whether monitoring is right for you.

Open a case and read the fields in context. Who is named? What use is proposed? Which location and hearing date appear? Where is the source packet? Those are useful inputs to a client conversation or a research brief. A staff recommendation is not the same as a final decision. If a summary and a status disagree, go to the source and resolve that difference before repeating either as a fact.

For a broker, this might raise a question about activity near a listing. For a land team, it might identify a proposed use worth investigating. For an engineering firm, it might show an applicant or project type to research. The next step is not to assume the land is available or the project approved. It is to carry better questions and a source link into the next conversation.
